Our initial meeting will be your opportunity to learn the exact process we will follow to sell your home as quickly as possible at the best possible price.  It is also our opportunity to gain insight into your situation so we can develop an impactful marketing plan that fits your needs.

To gain this insight, we will ask certain questions.

  • What are your concerns or fears about selling?
  • Have you ever sold a home before?
  • If so, how long ago?
  • How was the experience?
  • What went well, what didn’t go well?
  • Is there any mortgage information we need to know about?
  • Who are the decision makers in the process?
  • How soon do you want to have your home on the market?
  • What needs to happen before you put the home on the market?

Likewise, you will want to know our marketing plan, and how we will keep you up to date during the selling process.

We will present you with a marketing calendar for two purposes: First to lay out for you a realistic time line for selling your home; and, Secondly to let you know how we will market your home during the selling process.  We want to make sure you know every step we are taking to sell your home.

Initially we will take a walk through your home to see how best to highlight your home’s eye-catching features in our marketing, and to see what needs to change in your home to sell it for the best price. We often provide our sellers a free home staging consultation, using a professional stager’s expertise to give your home a first-class look.

From there, we will review with you properties comparable to yours that are active or sold, and also those that didn’t sell so we can learn from their mistakes. From this, we will present a Comparative Market Analysis to make sure your home is listed at a winning price.

Once the listing agreement is signed and even before we go on the market, we will begin marketing your home. A professional photographer will develop both photographs and a virtual tour. Great photos are a priority as most buyers begin their search on the internet.

From our MLS system, all the photos and  information about your home will be picked up by Realtor.com, Redfin, Zillow, Trulia, and many more internet sites.

We will also develop brochures and Coming-Soon post cards, hold a Brokers Open for other Realtors, and schedule the first round of open houses to find as many interested buyers as possible.
