With so many realtors to choose from, why should we list our home with the Walker Team? There are indeed many realtors to choose from, and sellers are often confused as to what attributes to look for in their listing agent. Here is what you can expect when you list your home with the Walker Team:
Our initial meeting will be our opportunity to gain insight into your situation so we can develop an impactful marketing plan that fits your needs.
It is also your opportunity to learn exactly the process we will follow to sell your home as quickly as possible at the best price possible.
Why are you selling? • Where are you moving? • What are your concerns or fears about selling? • Have you ever sold a home before? If so, how long ago? • How was the experience? • What went well, what didn’t go well? • Who are the decision makers in the process? • How soon do you want to have your home on the market? • What needs to happen before you put the home on the market? • Is there any mortgage information we need to know about?
Likewise, you will want to know our marketing plan, and how we will interact with you during the selling process. We will present you with a planning calendar for two purposes:
First to lay out for you a realistic time line for selling your home; and, secondly to let you know what to expect from us during the selling process.
We want to make sure you know every step we are taking to make sure your home sells. Initially we will take a walk through your home. While we always provide our sellers a free home staging consultation with Staged Right, we need to see the eye-catching features of your home to highlight in our marketing. In addition to the free home staging consultation, we will bring in a professional photographer to develop both photographs and a virtual tour. These will be posted along with your listing on the MLS.
The next step will be to review with you the properties comparable to yours. Not just those active or sold, but those that didn’t sell as well so we can avoid any pitfalls those properties ran across. From this, we will prepare a Comparative Market Analysis to make sure your home is listed at a winning price.
From there, we will have automatic links so your listing is picked up by Realtor.com, Redfin, Zillow, HomesDatabase.com, and many more internet sites. These sites will have access to all information about your home in addition to the photos and virtual tour.
We will also develop brochures and Just-Listed post cards, hold a Brokers Open so other Realtors in the area can preview your home, and schedule the first round of open houses to find as many interested buyers as possible. If you are thinking about moving now or in the future, give us a call. We can provide some initial advice on the best way to prepare.
